Designing a custom home can feel overwhelming—especially if it’s your first time. At KOSO, we believe the best homes are built on more than good taste. They’re built on trust, communication, and a design process that keeps you involved at every step.We’ve developed a streamlined, transparent workflow to turn your ideas into a build-ready design you’ll be excited to live in.
Every project begins with a conversation. In this phase, we sit down with you (virtually or in person) to understand the big picture:
• How do you live in your current home—and what do you want to be different?
• What are your must-haves, deal-breakers, and dream features?
• What’s the vibe, layout, or style you’re drawn to?
We also gather information about your land (if already selected), timeline, and team (builder, interior designer, etc.). If you haven’t chosen a builder yet, no problem—we’ll design with flexibility in mind.
Once we’ve absorbed your goals, we begin sketching out concepts that bring your vision to life. This phase is highly collaborative.
You’ll receive:
• Conceptual floor plans and layout options
• 2D and 3D links every draft visuals that show room flow and general sizing
• Our early thoughts on how your design fits the site (sun exposure, grade, views, etc.)
This is where we play—test layouts, tweak circulation patterns, and make sure the design reflects your way of living.
With your feedback, we begin refining the design. This is where concepts become more precise and functional.
We’ll define:
• Room dimensions and adjacencies
• Ceiling heights, window placements, and circulation zones
• Material recommendations, if requested
We’ll integrate everything we learned from walking your lot and your topographical survey—ensuring your home sits comfortably on the land.
Once everything’s dialed in, we prepare your final design package. This includes:
• See Deliverables and additional professional services
• A complete set of scaled drawings and layoutsFloor plans with dimensions
• Exterior elevations
• Site layout recommendations
These plans are ready for review with your builders, engineers, surveyors, suppliers and HOA. Need revisions later? We offer support even after handoff.
